Development is the process in which entitlement – that which is allowed to be built on a site-  is augmented and value added via governmental processes. 

There is risk in this endeavour and time is the enemy. Our experience has shown that even a simple rezoning, not done right, could add in the order of years to a project – decimating a pro forma.  It is this experience that has helped us hone our skills when it comes to selecting land. 

Once a sound economic case is established – of equal importance is achieving the entitlement required in the shortest time possible. 

This means finding areas that are pro-development, where in the Municipality and Province is encouraging growth – every Town and City has an urban centre.  This area is often focused around transit, reduction of cars and increase in pedestrian traffic. 

This is the area where Matera thrives.
